Description:

The tract has gently rolling to steep terrain with a pretty creek crossing the southeastern portion of the property with several secondary drains, as well. It has excellent deer and turkey habitat and offers a high rate of return on well-stocked premerchantable and merchantable pine plantations. There are approximately 0.2 miles of road frontage on both sides of Dallas County Route 4.

The tract has approximately 151 acres (43%) of mature to near-mature pine plantation established in 1992, 118 acres (34%) of premerchantable plantation established in 2006 with genetically improved planting stock and 76 acres (22%) of hardwood.  

This tract has excellent site quality and growth. There will be significant cash flow in the near term as the older pine plantation with very good grade is nearly ready for harvest and the premerchantable plantation will be ready to thin in 2-3 years.

There are several green fields already established with the opportunity to expand food plots onto the logging decks.

Power and water are available at the public road. The tract is certified under the American Tree Farm System. It is being offered on a lump sum basis and not by the acre.
