The tract has gently rolling to hilly terrain with a pretty creek crossing the northern portion of the property. It has excellent deer and turkey habitat and offers a high rate of return on well-stocked pine plantations. There is excellent access with multiple gated entrances off of Dallas County Route 4.

The tract has approximately 156 acres (80%) of mature to near-mature pine plantation established in 1989, 24 acres (12%) of thinned, younger plantations established with genetically improved planting stock in 2004 and 9 acres (5%) of hardwood.  

This tract has excellent site quality and growth. There will be significant cash flow in the near term as the older pine plantation has very good grade and is nearly ready for harvest.

There are several green fields already established with the opportunity to expand food plots onto the logging decks.
