​Location:         The Polk Tract is located about 16 miles southeast of Selma in east Dallas County near the
                          community of Polk, AL.

Description:     The tract has flat to gently rolling topography with about 0.9 miles of frontage on Dallas County Route 451 which crosses the southeastern portion of the tract. There is a good network of roads and ATV trails throughout the tract providing good internal access, as well.

The tract has approximately 609 acres (67% of the tract) of well-stocked, merchantable pine plantation of varying ages from 24 to 31 years old. These stands will provide a very significant cash flow in the near future from harvest revenues. There are also 86 +/- acres (10% of the tract) of well-stocked, premerchantable pine plantations that provide varied wildlife habitat and long term cash flow.  

All of the pine plantations have been planted with genetically improved planting stock. The tract generally has very good site quality that will provide a good rate of return for an investor.

The tract has excellent wildlife habitat for deer and turkey. There are a dozen or so green fields already established with an opportunity for further expansion on the logging decks scattered over the tract.  

There are approximately 161 acres (18% of the tract) of hardwood in patches and streamside management zones (SMZ) meandering and scattered throughout the tract providing varied wildlife habitat for cover and browse.

The tract is certified under the American Tree Farm System. It is being offered on a lump sum basis and not by the acre.
