Description:        This tract offers excellent hunting and investment potential.

The tract has flat topography. The property has excellent access with several miles of public road frontage on Three Mile Road, Presley Road, Stagecoach Road and Rube Steadham Road as well as a good internal road system. There are several access gates off these roads into the property. The property lines are marked with red boundary paint.  

The tract is located in an excellent hunting area for both deer and turkey. There are approximately 85 acres of wetland and marsh scattered throughout the tract as well as 67 acres of small hardwood drainages meandering through the property.  

The tract has excellent investment potential with a high site quality and approximately 796 acres (57% of tract) of well-stocked, good quality pine plantation most of which is mature or near-mature. There are approximately 327 acres (24% of tract) of premerchantable pine plantations most of which will be ready for thinning in 1 to 3 years. The tract also has approximately 66 acres (5% of tract) of prime cropland. This tract will provide significant timber harvest revenue over the next few years.

There are many green fields already established with an opportunity for expansion of more green fields onto the logging decks. There is also a large power line right-of-way crossing northern sections of the tract providing additional opportunities for green fields.  

Water is available at the public road. The tract is certified under the American Tree Farm System. It is being offered on a lump sum basis (not by the acre).
