Location: The Oak Hill Tract is located in east Wilcox County on Alabama Highway 10 between Pine Apple and Oak Hill.

Description:The tract has rolling to moderately steep topography. It has approximately one mile of road frontage on Alabama Highway 10.

The tract has excellent investment potential with high site quality and growth. Approximately 82% (230 +/- acres) of the tract is in mature or near mature pine plantation or natural pine stands. Most of these stands have been thinned twice.

All the pine plantations were planted with genetically improved planting stock. This tract will provide significant timber income in the near future. The buyer of this tract has the potential of capturing the upswing of pine sawtimber prices in the near future.

There are a number of small drainages bisecting the property. Callie Creek crosses the western portion of the tract for approximately 0.6 miles with a beautiful wide hardwood bottom. Approximately 15% of the tract is in hardwood drainages.

The tract has a good internal road system with 2+ miles of roads and ATV trails. It is in an excellent geographic area for deer and turkey hunting and has excellent wildlife habitat. There are 6 green fields already established with an opportunity of further expansion of green fields onto the logging decks scattered throughout the property.

There is an additional 1,420 +/- acres for sale north of Alabama Highway 10 that can be purchased at the same time for $3,335,000 ($2,349 per acre).

Power and water are available at the county road. Gates on the property are locked. The property is being offered lump sum not by the acre. The tract is certified under the American Tree Farm System.
