Description: The tract has flat to gently rolling terrain with approximately 1.1 miles of road frontage on Bullock County Routes 31 and 61 (paved county roads).
There are approximately 272 acres (77% of the tract) of thinned pine plantation and 69 acres (20% of the tract) of hardwood.
It has excellent investment return with high site quality and growth. The pine plantations were planted with genetically improved planting stock. The tract will provide significant timber income in the near future as approximately 167 acres (47% of the tract) of pine plantation will be ready for harvest in the next 5 to 10 years.
Little Indian Creek meanders through the center of the property for approximately 0.7 miles with wide streamside buffers on both sides. This is excellent deer and turkey habitat with wetland areas on both sides of the creek.
There is also a small marshy area of approximately 2.3 acres in the center of the tract. There are 7 green fields already established on the tract with an opportunity for further expansion of green fields onto the logging decks.
The tract is certified under the American Tree Farm System. Power and water are available at the county road. Gates on the property are locked. The property is being offered lump sum not by the acre.
