​Location: The Goshen West Tract is located in southwest Pike County about 5 miles northeast of Goshen, Alabama on the west side of the Conecuh River.

Description:    The tract has flat to gently rolling terrain with several small drainages crossing the property and significant bottomland hardwood and wetland in the Conecuh River flood plain. Old Alabama Railroad runs along the border or through the tract for approximately 1 mile, but no trains have operated on the track for many years.

The tract has approximately 86 acres (57% of the tract) of mature, high-volume pine plantations plus an additional 14 +/- acres (9% of the tract) of mixed pine-hardwood northwest of the railroad tract.

There are approximately 40 acres (26% of the tract) of hardwood lying along the flood plain of the Conecuh River and in drainages scattered across the property.

The tract provides excellent and varied wildlife habitat with mature plantation, mixed pine-hardwood stand, drainages bisecting the property, bottomland hardwood in the flood plain of the Conecuh River and a 6 +/- acre beaver pond in the southeast corner of the tract. The large landownerships surround the property have been managed for wildlife for years. The area is known for its exceptional deer hunting.

There are five green fields already established on the property.

The tract offers significant near term cash flow with the harvest of the mature plantation. The stands have exceptionally high site and growth.

The tract is certified under the American Tree Farm System. It is being offered on a lump sum basis and not by the acre.
