Description:   The tract has varied terrain from flat to gently rolling to moderately steep. It has 6.5+ miles of frontage on Sullivan and Green Branches and Camp Creek that cross the tract, as well as additional secondary streams meandering over the tract.  

There are approximately 1.8 miles of frontage on Crook and Majors-Ralph Roads which are paved county roads that cross the northern and southern portions of the tract. There is also an extensive network of internal roads and ATV trails.

The tract has approximately 2,138 acres (50% of the tract) in well-stocked, merchantable pine plantation of varying ages from 13 to 36 years old. These stands will provide significant cash flow in the near future from thinning and harvests. There are also 1,198 +/- acres (28% of the tract) of premerchantable pine plantations of varying ages from 0 to 12 years old that provide more varied wildlife habitat and long term cash flow.  

All of the pine plantations have been planted with genetically improved planting stock. The tract generally has good site quality and will provide a very good return for an investor.

The tract has excellent wildlife habitat for deer and turkey. There are dozens of food plots, logging decks and brushy areas providing a variety of wildlife habitats, forage and cover. About 617 acres (14% of the tract) is in bottomland hardwood and SMZs plus an additional 69+/- acres (2% of the tract) of hardwood regeneration providing varied habitat for wildlife. There are also approximately 86 acres (2% of the tract) of natural red-cedar that provides even more varied wildlife habitat.

The tract also provides significant recreational revenue from the current hunting club that has been managing the wildlife on the tract for decades. 

The tract is certified under the American Tree Farm System. It is being offered on a lump sum basis and not by the acre.
