Location:  The Fannin Mill Road Tract is located in south Montgomery County about 4 miles east of Grady, Alabama.

Description:    The tract has gently rolling terrain with several small creeks crossing the property. It has approximately 0.25 miles of frontage on Fannin Mill Road which forms the southern boundary of the property.  

The tract has approximately 126 acres (51% of the tract) of merchantable pine plantations of varying ages from 15 to 33 years old. There are approximately 36 acres (15% of the tract) of 3-year old, well-stocked premerchantable pine plantations.  

There are an additional 47 acres (19%) of the tract that has been clearcut and will be site prepared this fall of 2020 and planted in the winter of 2020-2021.  

There are also 33 +/- acres (13% of the tract) of well-stocked, hardwood drains scattered over the property.  

The tract provides excellent and varied wildlife habitat with mixed ages of plantations and hardwood drains crossing the property. The area is known for its exceptional deer hunting.

There are approximately 5 green fields already established with the potential for further expansion of green fields onto logging decks and other non-stocked areas.  

The tract offers a good investment return due to the good site quality and well-stocked pine plantations. All pine plantations have been planted with genetically improved pine stock. Thinning of young plantation and harvest of mature stands will offer significant near term cash flows.

Power and water are available at the public road. The tract is certified under the American Tree Farm System. It is being offered on a lump sum basis and not by the acre.
