of Pike County about 3 miles south of Grady, Alabama and 5 miles east of LaPine, Alabama.

Description: The tract has diverse terrain from hilly to flat with several small creeks bisecting the property. The tract has approximately 2.0 miles of frontage on Pastaliga Creek which forms most of the eastern boundary of the property. It has approximately 0.25 miles of public road frontage on Bell Road.
The tract has approximately 380 acres (35% of the tract) of merchantable pine plantations of varying ages from 15 to 33 years old. There are approximately 332 acres (30% of the tract) of premerchantable pine plantations of varying ages from 2 to 11 years old. There are also 257 +/- acres (24% of the tract) of merchantable hardwood and an additional 78 +/- acres (7% of the tract) of 3-year old and 14-year old hardwood regeneration.
This is excellent wildlife habitat with numerous creeks bisecting the property in an area known for good hunting. With merchantable and premerchantable pine stands, merchantable and premerchantable hardwood stands, a large power line right-of-way and several miles of creek frontage, there is varied wildlife habitat throughout the tract providing abundant cover and browse for wildlife.
There are approximately 14 green fields already established with the potential for further expansion on logging decks, the power line and other non-stocked areas.
The tract offers a high investment return due to its high site quality and well-stocked pine plantations. All pine plantations have been planted with genetically improved pine stock. The tract will provide significant near term cash flows with the developing pine plantations.
Power and water are available at the public road. The tract is certified under the American Tree Farm System. It is being offered on a lump sum basis and not by the acre.
